$150 Charitable Donation with Every Commission

Beginning in 2010, $150 will be donated to charities following every sale I make.  

The charitable contributions will de distributed as follows:

$50 will be donated to the Angie Houtz Memorial Fund or a charity of my choosing.  The Angie Houtz Memorial Fund was established after my best friend was killed in the 9/11 attack on the Pentagon.  These funds are used to fund scholarships for students attending public colleges and universities in Maryland and who show a commitment to community service. 

The remaining $100 can be given to the charity of buyer/seller's choosing.  The $100 can be divided among several charities or given to one place.  All charities chosen must be registered non-profit agencies.  If a client does not have a favorite charity, then can select from my favorite charities below:

 

Angie Houtz Memorial Fund - funds scholarships for local college students

 

Doctors without Borders - provides medical services for people whose survival is threatened by violence, neglect, or catastrophe.  They are currently active in 60 countries, including Haiti

 

Food for the Poor - provides nourishing food, clean drinking water, sturdy housing, necessary medical care, educational materials, and support for orphans and the aged in poor countries in Latin America and the Caribbean (including Haiti) 

 

Clinton Bush Haiti Fund - developed to help with the relief and rebuilding efforts following the devastating earthquake suffered by Haiti in January 2010.

 

Compassion International - providing sponsorships for poor children throughout the world

 

UNICEF - provides children in over 150 countries with health care, clean water, nutrition, education, and emergency relief 

 

MS Society - provides funding for research and support for people with Multiple Sclerosis

 

Friends of Jaclyn - provides friendship and support for children diagnosed with brain tumors

 

University of Maryland Baltimore County 

 

Virginia Consortium Program in Clinical Psychology

 

Trinity University

SELLERS: THE 5 BEST WAYS TO NOT SELL YOUR HOME!

 

Great list of things that sellers should NOT do when their house is on the market.

I AM SURE I LEFT OUT SOME THINGS ON THIS LIST, BUT I WANTED TO KEEP IT SHORT AND SWEET. SO, HERE IS A LIST OF THE TOP 5 THINGS TO DO TO SELL, NOT SELL YOUR HOME...(IN NO PARTICULAR ORDER)

1) IGNORE THE ADVICE OF YOUR AGENT WITH REGARD TO PRICING YOUR PROPERTY! IF YOU ARE WORKING WITH A TRUE REAL ESTATE PROFESSIONAL, YOU SHOULD HAVE EVERY CONFIDENCE THAT YOUR HOME IS BEING PRICED CORRECTLY. IF YOU HAVE QUESTIONS OR WANT JUSTIFICATION, THEN ASK. NO TRUE REAL ESTATE PROFESSIONAL WILL MIND SUPPLYING THE INFORMATION TO YOU THAT WAS USED TO SUPPORT THEIR CONCLUSIONS. IF YOUR AGENT DOES HAVE AN ISSUE WITH THIS, THEN YOU MAY WANT TO RE-EVALUATE THAT RELATIONSHIP!

2) MAINTAIN A LESS THAN CLEAN, TIDY EXTERIOR AND INTERIOR. I AM NOT TALKING ABOUT STAGING OR SPENDING MONEY ON ANY UPGRADES, (ALTHOUGH SOMETIMES THESE ARE GREAT IDEAS). I AM SIMPLY SUGGESTING THAT CLEANLINESS AND LACK OF CLUTTER DOES ABSOLUTE WONDERS FOR THE SALE OF A HOME. BEST OF ALL, ACHIEIVING THIS RESULT IS ABSOLUTELY FREE AND TAKES MINIMAL TIME.  THERE ARE PEOPLE THAT WILL BE INSTANTLY TURNED OFF BY A DIRTY, CLUTTERED HOME AND WON'T EVER EVEN TAKE THE TIME TO TRY AND ENVISION SOMETHING DIFFERENT...THEY WILL SIMPLY MOVE ON TO THE NEXT ONE.

3) FAIL TO RESPOND TO REQUESTS FOR SHOWING APPOINTMENTS: I CAN'T STRESS THIS ONE ENOUGH. OF COURSE, YOU ARE BUSY. EVERYONE IS BUSY THESE DAYS. THERE IS SIMPLY NO EXCUSE TO NOT REPLY TO PHONE CALLS, EMAILS OR TEXTS WITHIN 24 HOURS. IF A BUYER CANNOT BE ACCOMMODATED ON THEIR FIRST REQUEST, THE VAST MAJORITY OF THEM WILL NOT EVEN MAKE A SECOND ATTEMPT. IN THE BUYERS' MINDS, THERE ARE FAR TOO MANY PROPERTIES ON THE MARKET TO WASTE TIME WITH AN UNCOOPERATIVE SELLER.

4) (FOR SHORT SALES): FAIL TO SUPPLY REQUIRED DOCUMENTATION IN A TIMELY MANNER. I REALIZE THAT EVERYONE IS NOT A TYPE A PERSONALITY WITH DRAWERS OF FILES ALL NICE AND NEAT AND PLACED IN ALPHABETICAL ORDER. HOWEVER, REGARDLESS OF YOUR PERSONALITY TYPE AND ORGANIZATIONAL ETHICS - IT ONLY MAKES SENSE TO MAINTAIN THE FOLLOWING ITEMS IN A CENTRAL LOCATION THAT CAN BE EASILY ACCESSED: CHECK STUBS, BANK STATEMENTS, TAX RETURNS, W2'S, STATEMENTS FROM RETIREMENT ACCOUNTS ETC. I THINK YOU GET THE IDEA.

EVEN IF YOU ARE NOT ATTEMPTING A SHORT SALE, ANY MAJOR PURCHASE THAT YOU ATTEMPT IN LIFE WILL REQUIRE ONE OR ALL OF THOSE DOCUMENTS. IT SHOULD NOT TAKE 2 WEEKS TO LOCATE SUCH IMPORTANT FINANCIAL INFORMATION.

5) REMAIN PRESENT DURING SHOWINGS - (IF I ABSOLUTELY HAD TO RANK THESE - PERHAPS THIS WOULD BE NUMBER 1 OR 2) IN MY OPINION, NOTHING KILLS A POTENTIAL SALE FASTER THAN THE SELLERS REMAINING HOME DURING PROPERTY SHOWINGS. MOST BUYERS ARE NOT GOING TO BE ANYWHERE NEAR AS FRANK AND HONEST IN THEIR DIALOGUE WITH THE SELLER OF THE HOME PRESENT AND BREATHING DOWN THEIR NECKS! THE BUYERS DON'T WANT TO OFFEND THE SELLERS, SO THEY USUALLY REFRAIN FROM ASKING ANYTHING AT ALL. QUESTIONS INDICATE INTEREST AND IF A BUYER CAN'T ASK QUESTIONS OR IS UNCOMFORTABLE ASKING QUESTIONS....THEN THERE WILL BE NO SALE!!!

Home Staging Tips to Create External Curb Appeal

 

We need to not neglect the outdoors during the Winter months.

External curb appeal is very important when you are planning on selling your home.  Your yard should appear as if it takes care of itself.  Over 85% of potential home buyers are starting their search for a new home on the Internet.  After a home buyer looks online they are going to drive by your property and take a look at the external curb appeal. 

Here are some home staging tips for the outside of your home:

1.  You should be able to see the front door clearly from the street.  Please trim any trees or bushes that are blocking the front door.

2.  All your trees in the front yard need to be trimmed and fresh mulch needs to be put down in all your planter beds.

3.  There should be no weeds growing out of your planter or flower beds, please remove them.

4.  Your grass needs to be cut and edged along all the walkways and the driveway.

5.  All external lighting fixtures need to be in working order and have the highest wattage bulb installed in them. There needs to be a light left on at night to show the house number and your front door area.

6.  All trash, toys, and debris should not be visible from the street.  We certainly do not want to turn off any potential buyers in this market.

7.  Any fencing needs to be painted or powerwashed, so it will appear clean and new.

8.  If the driveway or walkway has any stains, please powerwash them to remove any unsightly stains or spots.

9.  During winter months, always clear walkways and the driveway as soon as possible.

10.  During summer months, always have planters with flowers on either sides of the front door to frame the door and draw the attantion in from the street.

Why Now Dishwasher, Why Now?

After our incredibe indulgence yesterday we spent some time cleaning up the kitchen and loading all the dishes in the dishwasher.  I turned it on as I was on my way to bed last night.  I'll be honest I did not look at it at all today I just assumed that all was well.  Turns out, the dishes are not washed, they are just as dirty as when I put them in yesterday and my dishwasher which is 1.5 years old will not come on. 

We have tried all the trouble-shooting tips in the manual but no luck.

Please, please don't tell me I am going to have to wash all these by hand!!!

I'm Dreaming of a Jamaican Christmas

Since we have had children we have established some Christmas traditions that I truly treasure.  Christmas is usually spent at our home in Maryland with my husband's family (his parents and his sister and her family).  This year we have three kids in the house and so there were even more presents.  it is a great joy to watch my kids playing with their cousin and enjoying their family.  It is heartwarming to see the glee in children's eyes as they see the mountains of presents that belong to them.  This morning my 4 year old son woke up and looked over at the fireplace, saw the cookies were gone and that his stocking was full and yelled "He Is Real!!"

Despite the contentment that Christmas always brings I can't help but find myself longing for a good old Jamaican Christmas.  We haven't been to Jamaica for Christmas in about 6 years.  I am longing for cool breezes, firecrackers on the lawn, and my mom's ham baking on Christmas eve.  I usually see my family for several weeks in the Summer, however, I ALWAYS miss them tremendously on Christmas morning.

If we were in Jamaica rather than winding down our evening watching tv we would be preparing to go out to a party with our friends (leave the kids with grandma) or heading as a family to our third, fourth, of fifth party stop for the day.  The carefree, fun loving, tropical lifestyle is unbeatable at this time of the year.

As I head to bed after a wonderful Christmas with my family it is with a bit of nostalgia as i wish that there was a way for me to have my Jamaican Christmas too.

What's your favorite Christmas present ever?

Someone asked me the other day what was my favorite Christmas present that I had ever recevied.  This was an easy one for me.  My favorite present was in 1996 when my then boyfriend gave me an engagement ring in my Christmas gift.  We had been dating for 5 years at that point and had both just graduated from college but it was a surprise nonetheless.  That was obviously the beginning of a new chapter in my life.

The I-phone I got from my husband last year comes in a distant second.  My husband is a wonderful gift giver so it would be hard to choose a third place from all the wonderful pieces of jewelry that he has given me over the years.

I am curious what Christmas gifts stand out for other people.

Whatever Christmas brings, I hope it's a happy day!

Plane Crash in Kingston Jamaica

I woke up this morning to the news that an airplane had overshot the runway in Kingston's Norman Manley International Airport.  Initially my reaction was one of terror because I thought my sister-in-law was headed for Kingston last night.  However, she didn't go as planned.

This was an American Airlines flight that originated at Washington's Reagan Airport, stopped in Miami and then headed to Kingston.  The plane overshot the runway and landed on the sand.  Luckily, the plane did not enter the Kingston Harbor which is a few feet away.

Latest reports are that there were several people injured but all 154 people on board survived.

This is a sobering reminder about how quickly things can change for the worse.  I am grateful that everyone on the flight is ok and that they will be able to celebrate Christmas again this year.
