Find Your Joy - Everyday!

This morning on the Today Show, Dr. Nancy Snyderman was talking about 7 Ways to Simplify Your Life.

One of the things she said really struck me.  She said:

Take a moment to appreciate each day
Find one thing: either visual, auditory or olfactory to focus on and find the gift in. Every day, try to register something that gives you a pause. I truly believes this goes to the core and makes you feel that you're part of something bigger. It makes you connect with the idea that we share the earth with millions of others and we don't live isolated lives.

This really moved me.  The idea is that no matter how bad your day is you can find one thing from each day to appreciate and make that your moment.

My husband said what if you can't find anything, then that would be really depressing.  As I was leaving I gave him a kiss and I said "If nothing else happens today, that is your moment, because you know that there are people at home who love you."

I am really inspired to find my moment every day and also to be there to hopefully help create that moment for someone who is having a rough time.

Bowie Mortgage Assistance Program

City of Bowie Employess, Police Officers, & Teachers interested in moving to Bowie may qualify for Bowie Mortgage Assistance Program.

The City Workforce program, for city employees, and the Bowie First program, for police officers and teachers, will provide qualified applicants with $1,000 in assistance toward closing costs.  The Maryland Mortgage Program will provide matching funds, for a total of $2,000 in assistance.

This assistance is eligible for first time home-buyers who would like to make their primary residence within the Bowie City limits.

Funds will be awarded on a first-come, first-served basis.

Prince George's County Deputy Sheriffs, County & Municipal Police Officers save on the transfer taxes when buying a home

Prince George's County Deputy Sheriffs, County Police Officers, & Municipal Police Officers are eligible for a reduction in the Prince George's County transfer taxes when purchasing a home:

First Time Homebuyer - Eliminates the Prince George's County transfer taxes of 1.4%

Repeat Homebuyer - Reduce the Prince George's County transfer taxes from 1.4% to 1%.

To qualify for this tax reduction:

  1. The purchase property must be improved residential property located in Prince George's County, Maryland. 
  2. At least one of the Purchasers must be employed as a Prince George's County Police Officer or Deputy Sheriff, or a municipal corporation police officer serving in Prince George's County.  
  3. The police officer must reside in the property as his/her principal residence.  
  4. A qualified purchaser must maintain their employment as a County Police Officer, Deputy Sheriff, or Municipal Police Officer for three years following the purchase or they will be required to repay the tax.

The time to be a first-time Home Buyer in Prince George's County, MD is NOW!

The time to be a first-time Home Buyer in Prince George's County, MD is NOW!

There are many incentives to buy a house that are available right now, however, many of these incentives are expected to change or come to an end in the near future. 

DREAM PROGRAM

  • Downpayment on your dream program is a downpayment and closing cost assistance program valued at up to $20,000.
  • To be eligible, a buyer must be a first-time home-buyer and purchase a vacant, foreclosure in one of 33 target zipcode in Prince George's County.
  • Deadline for application is February 19, 2010.  Funding will be awared on a first completed application, first served basis until all funds have been disbursed.

FIRST TIME HOME-BUYER TAX CREDIT

  • $8000 tax credit offered by the federal government
  • To qualify the purchaser must be a first-time home-buyer
  • The home must be under contract by April 30, 2010 and must close by June 30, 2010

FHA CHANGES

  • Changes are coming to the FHA lending rules beginning in April 2010.  These changes will impact downpayments and other up-front costs associated with buying a home.
  • The upfront mortgage insurance premium (UFMIP) will increase to 2.25 percent up from 1.75 percent.
  • Borrowers with a credit score below 580 will be required to have at least a 10% down payment. The minimum down payment will remain at 3.5% for all other borrowers.
  • Seller concessions will be reduced from 6% to 3%

First-time Home Buyers, there is still time to take advantage of these programs and incentives before the deadlines or the aniticapted changes occur.

Short Sale and the impact on credit Scores

No one can tell you  the exact outcome of your credit score since your credit is affected by many variables and add the fact that the FICO score is a constantly evolving process and changes over time.


Understanding also that your credit is also a credit rating composed of three different credit reporting agencies: Equifax, TransUnion and Experian.

How does a short sale affect your credit?

I can begin with comparison to  the "Other" alternatives, the foreclosure and a deed in lieu of foreclosure. Based on reports and my experience, a short sale is about 200 points less damaging to your FICO score compared to a foreclosure.

Short sales do not impact your credit scores directly by the actual short sale but the months of late or no payments made on your mortgage leading to the short sale itself.
Of course the less number of late payments, the better your “credit report”…to a certain degree.

A foreclosure will remain on a credit report for about 7 years, while a short sale could only affect you 2 to 3 years
