Successful Closing Means Another $150 Donated to Charity

Beginning in January 2010 I implemented a $150 donation to charity with every closing.

Following the successful closing of 3603 Maroon Lane, Bowie MD I am happy to report that the following donations will be made:

My Choice:

  • $50 to the Interfaith Community Against Domestic Violence  - The purpose of this organization is to educate, train, and support faith communities in responding to and preventing domestic abuse.  The organization encourages faith and secular communities to work together to:
    • Eliminate intimate partner abuse;
    • Protect victims and children;
    • Support the healing of victims, children, and abusers.

The Buyers' Choice:

  • $100 to Angie Houtz Memorial Fund -  This fund provides scholarships to Maryland college students who have shown a committment to both academics and community service.  This fund honors my best friend Angie who died in the September 11, 2001 attack on the Pentagon.  Everyone who knows me knows that this charity is very dear to me and it was an honor to have the buyers select it as the recipient of the donation.

This charitable donation is rapidly becoming one of my favorite pats of the real estate transaction.  I am excited to be able to make these donations and I look forward to making many more donations in the coming months (and years).

Ten tips on getting your house ready for the FALL market

Sellers - summer may have just started, but if you're preparing to put your home on the market in the fall, you need to start working on your strategy now!  It takes weeks and sometimes months to prep your house for "show worthy" condition.  Below is a short list of ten things you can do to get it ready.

Let go of your emotions - The home you're about to put on the market is now a product for sale.  It is no longer the house that you've lived in for 20 years, and it is no longer the house your kids grew up in.  It is now an item you are trying to sell, say goodbye to all the rooms and look toward the future. 

Get rid of the clutter - Potential buyers want to walk around and visualize where their stuff is going to go.  Things that you have collected over the years, items that are just collecting dust, and large furniture that is taking up space needs to be removed and or put in storage.  The last thing you want is for a potential buyer to walk in and walk out without viewing the entire home.

Tuck away the personalization - Your home will be a product for sale, you need to remove items that will say anything about you.  It is ideal to have as much of a neutral feel as possible in your home.  When a potential buyer walks in you want them to be focused on the home and what it has to offer.  The last thing you want is for people to walk around looking at your personal pictures, collectable items, etc.

Remove and replace favorite fixtures - If you have that chandelier that your great grand mother gave you, window curtains that you took weeks to pick out, or built in bookshelves that you just have to take with you, now is a good time to remove them.  Once your home goes on the market, items like these are considered fixtures and they normally convey with the home.  The last thing you want is to have a "misunderstanding" with the potential buyer, and have to fight over something that you have always had plans on taking with you.

Organize Closets & Cabinets - We all have our way of living; some of us live more organized then others.  When a potential buyer walks into your home, they will look into your closets and cabinets.  In your closets I recommend that you have your shoes and clothes organized and facing the same direction.  In your kitchen cabinets, throw away those items that you haven't used for years and line up your spices and boxes in order of size to give a better appearance. 

Storage Unit or Families Attic - Save the hassle of last minute rage of what to do with all your stuff.  Arrange to rent a storage unit (for a very minimal cost) or make use of a family member's attic.  Store your personal items and large bulky furniture until you purchase your next home.

Fix those minor items - Go around your home and repair those minor things that you have been putting off.  Patch holes, fix leaking faucets, fix or replace doors that have problems opening or closing, replace cracked or missing tiles, replace all burned out light bulbs.

Make the home shine - Clean your windows inside and out, keep the bathrooms and kitchen clean, if you have a fireplace clean it out, make the hardwood floors shine, if you have a patio or porch get a power washer and give it a good cleaning, put a welcome mat at the front and or side doors.

Curb appeal - If you don't have curb appeal, then we mightiest well pack up my sign and send me walking.  Curb appeal is one of the most important things to selling a home, because it is the first impression potential buyers have.  Take pride and do a little landscaping out front and in the back.  Lay down some fresh mulch and or soil, and invest a little money in buying some perennials to spruce it up.  Make sure the lawn is mowed frequently and free of any debris.  Get some paint and brush up on window seals and that light post that is in need of a fresh touch.

Become the buyers eyes - Walk outside of your home and look at all of the hard work that you put into your treasured home.  Look around and ask yourself, would I buy this house?  Ask yourself does this look like something potential buyers would like?  Walk into your home and with a watchful eye, critique your efforts and make improvements as you see fit to capture the interest of all who come through.

Bridget McGhee - An Awesome Maryland Mortgage Broker

I hear lots of agents complain about mortgage brokers.  Some are described as incompetent, others are disliked because of excessive fees.  I have worked with some horrible mortgage brokers (some horrible direct lenders too).  However, I have also worked with an absolutely, fabulous mortgage broker, Bridget McGhee!

I met Bridget McGhee of Allied Home Mortgage through active rain.  We met for lunch and instantly we hit it off.  I liked the way she did business and decided I would give her a try and send her a client.  The client loved her!  She wasn't able to qualify to purchase at the time but the client appreciated how Bridget took the time to ensure that she understood the mortgage process and also the fact that she was willing to work with her to get her ready to buy.

Since then, I have referred several people to Bridget.  Each time, I hear nothing but glowing reports from my clients.  Even one client who fired me :-( had the good sense to stick with Bridget who went above and beyond the call of duty to ensure that the client was well represented.  Bridget even continued my tradition of donating to charity following that transaction.

On Thursday, the original client that I had sent to Bridget over a year ago finally closed on her home.  I was not able to attend the closing but my partner felt that Bridget was wonderful and that she helped ensure that the client completely understood what she was signing.  Can you believe that Bridget attends her closings?

Bridget is very knowledgeable about mortgages.  However, much of her charm is in her warm, personable manner.  Clients are immediately comfortable with her and come to value and trust her opinion.  Very quickly, Bridget feels like a friend!

The Network Journal's Top 40 Under 40 - 2010

This week I attended the awards ceremony for The Network Journal"s Top 40 Under 40 Business People for 2010.

The ceremony was held at the Crowne Plaza Hotel in Times Square, New York.  This was my first time in Times Square.  I have been to New York many, many times but I had never been to Times Square.

The ceremony honored 40 talented minority business people who are excelling in the their professional lives.  I was truly impressed by the talents and credentials of the Top 40 and how much many of them had accomplished at such young ages. 

My husband was one of this year's honorees.  It was an amazing feeling to see so many people gathered to celebrate and honor his career success and to validate all his hard work. 

The fact that this all took place in the amazing Times Square made it even more special.  Once the ceremony was over he and I walked around in Times Square.  There were more people on the road at midnight than I see on the road in DC at rush hour.  We walked to Rockefeller Center and saw them setting up for the Today Show's James Taylor & Carole King concert.

Overall, it was a very special evening.  I couldn't be prouder of my wonderful husband and all that he has worked hard to achieve.
