2011 Washington Auto Show

The 2011 Washington Auto Show is now playing at the DC Convention Center.  The car show will be in DC through February 6, 2011.

The entire schedule features celebrity appearances including Redskins Cheerleaders, DC United Players, & Snooki from the Jersey Shore.

The car show is a car lover's dream featuring cars from many American and foreign car manufacturers.

PBS characters are also available to help keep the kids entertained.

Let's Support Bridget McGee as she trains for the Iron Girl in Columbia, MD

My good friend Bridget McGee, AKA Mortgage Mama has registered to participate in the Iron Girl in Columbia, MD in August 2011.  

Bridget is raising money for the Leukemia & Lymphoma Society as part of her training.  She is REQUIRED to raise $1600 to participate in the training.

Bridget is $1400 away from her goal.  She is asking people to make donations, however small, to this wonderful charity.  Bridget is trying to get 100 donations of $14.25 to help her reach her goal.  Of course, donations larger or smaller will always be accepted

First Lady Dress Exhibit - Washington, DC

One of the beauties of living near Washington, DC is the availability of amazing museums and galleries.

The Smithsonian museums are located in downtown Washington, DC.  Some of the museums located on the National Mall are the Natural History Museum, Air & Space Museum, National Gallery of Art, Museum of the American Indian, and The Holocaust Museum.

I enjoy trips to the museum but I had never been to the Museum of American History.

My husband, kids and I decided to pay the museum a visit to see the First Ladies Dress Exhibit.

The exhibit shows the dresses that many of the First Ladies of the United States wore on their husband's inaugurations.  

My daughter and I enjoyed seeing the dresses up close and seeing the differences in fashion over the years.  We had very distinct favorites and some that we absolutely hated.

Though the dress exhibit was definitely my family's favorite there are also many awesome exhibits that give a dynamic representation of this country's history.

2011 Angie Houtz Memorial Scholarship

The Angie Houtz Memorial Fund is pleased to announce it's annual scholarship.

This scholarship is open to students attending or planning to attend public colleges or universities in Maryland.

Criteria for the scholarship include:

  • Cumulative, unweighted grade point average of at least 3.0 on a 4.0 scale.

  • Attend or be accepted to attend a Maryland public 2 or 4 year college or university.
  • Must be a full-time student (minimum 12 credits).
  • Must have participated in at least 200 hours of community service.
  • Must not be related to any member of the Board of Directors.

  • It is not necessary to be a Maryland resident or a United States citizen to apply.

  • All application materials must be postmarked by April 30, 2011.

 

 

Since it's creation in 2001, the scholarship has helped several students realize their college dreams.

 

In 2011, at least one $3000 scholarship will he awarded.

Don't let your sellers long for the offer that got away

When I first got into real estate I remember being told that your first offer is usually your best offer.  With that in mind I always try to negotiate with every offer that comes along - no matter how ridiculous it might seem.  

Last year I had three instances where good buyers had their offers fall through because sellers or their agents refused to negotiate with us.  I was curious to see how those homes ended up.

1.  Single Family Home in Bowie, MD

  • Listed for $249,900.  It was in the MLS as a 3 bedroom but the owner had converted two of the bedrooms into one big bedroom so it was actually a 2 bedroom home.
  • In April 2010 my buyers came in and offered $240,000, asked for $10,000 in closing and wanted to returned to a 3 bedroom home.
  • They countered at full price and said we could have EITHER $5000 in closing OR restored to a 3 bedroom.
  • Since the home was being advertised as a 3 bedroom my buyers didn't even think this should have been part of the negotiation.
  • We moved on put an offer on a house with the exact same floor plan where they paid $235,000 with $10,000 in closing and closed in June, 2010.
  • This original home finally closed in December 2010 for $219,000.
2. Condo in Laurel, MD

  • Originally listed for $145,000.
  • My buyer offered them $147,000 and asked for $5000 in closing costs and was rejected in a multiple offer situation in October 2009.
  • The contract fell through and the condo came back on the market and my buyer offered $117,000 with closing costs.  His offer was accepted in April 2010. 
  • During the home inspection the listing agent refused to turn on the water for my buyer saying that the home was As-Is and my buyer could take it or leave it.  My buyer left it because he wasn't able to inspect the plumbing system, the hot water heater, etc.
  • The condo just went under contract this month and was listed for $80,910.

3. Single Family Home in Fort Washington, MD

  • Listed for $165,000.  Apparent mold in the basement.
  • My buyer had a 203K loan and offered $159,000 and asked for 6% closing in July 2010.
  • This agent was incredibly unpleasant to deal with.  He indicated that the seller (bank) would not budge from the asking price and would only pay 3% in closing costs.  My buyer needed the 6% so it was a deal breaker.
  • This home is currently under contract.  The listing price hasn't changed but now they are offering 6% closing costs and a buyer agent bonus.
In each of these situations the sellers lost tremendous amounts of money because of their unwillingness to negotiate.  I can't help but wonder how many times in the past few months did they long for the offer they let get away.

Rent Vs Buy? The Answer May Surprise You

 

The Washington, DC metro market is one of those markets where it is cheaper to buy a home than rent.  Home prices have fallen but rentals have continued to rise.  In addition, there a fewer units available for rent which has fueled competition and helped keep rental rates very high.

house with picket fenceDid you know the Trulia rent vs buy index was released yesterday?  It was.  And did you know it is cheaper to buy a home than rent one in 72% of major metropolitan areas around the U.S.?   Apparently, according to Trulia, the increased demand for rental properties is driving down the cost of homeownership nationwide.

The Washington, D.C. Metro area ranked 13 on the list of Top Cities to Buy Vs. Rent. 

Which means it may be the best time in a long time to stop paying your landlords' mortgage and start pocketing some equity and tax benefits for yourself.

Need more convincing?  How about this?  Rents are on the rise and rental inventory is getting more difficult to find. If buying a home fits in your plans, now would be a good time to at least explore the option.

What documentation do I need to get a pre-approval?

 

Great information from my favorite mortgage broker about the important steps needed to get a pre-approval for a mortgage.  The days of mortgages without documentation are over so it is important to be patient with the different documents that may be required.

When a potential client calls me one of the questions they will ask is "What documentation do I need to get a pre-approval?"

Stated income loans are a thing of the past.  Getting a mortgage is a big deal. Lenders are requiring more and more documentation to prove your credit worthiness. In order to ensure that I am giving the most accurate pre-approval letter I will require the following:

1.   Mortgage Credit Report-I will need your full name current address, social security number and birthdate.   I will pull this through my credit agency unless you have a copy of one that has been pulled in the last 15 days through a mortgage company.  Consumer credit reports, auto dealer reports, etc. use different calculations to determine your score.  Although these reports will give us a ballpark as to where your score stands, it won't be used for the pre-approval.

2.  2 most recent consecutive pay stubs.-for both income and deductions (some may need to be included into your debt ratio)

3.  2 years w-2's -to show consistency of income

4.  2 years tax returns-If self-employed or you have any non-reimbursed business expenses.  If a VA loan, tax payments are taken into consideration for income calculation.

5.  Most recent two months bank statements/401K/investment, all pages  I am not only looking for the total of the assets you have available but for:

a.) overdrafts, non-sufficient funds charges

b.) large unverified deposits

c.) transfers to or from a different account 

d.) child support payments

e.)  Regular payments by check or transfer that may mean another debt that must be included in your numbers.

6.  If you are getting a gift for closing, I will probably have questions about the donor. 

7.  Divorce Decrees, Bankruptcy paperwork may be required in certain circumstances.

Additional documentation will be required prior to submitting the loan for underwriter approval, and even more may be required by the underwriter upon review.  We will work together to make this process as smooth as possible, but be aware that you may be asked to hand over your first born.  Banks are getting more and more strict with lending guidelines so don't be surprised at the answer when you ask: What documentation do I need to get a pre-approval?

Landlords - When you put the house on the market for rent it's not your home anymore!

I think this message gets delivered to sellers very effectively but not as consistently to landlords.

Sellers are encouraged to de-personalize their homes to appeal to buyers whereas landlords often think that tenants should just accept the house as it is.

Yesterday some friends of mine went looking for rental homes.  They found one they really liked that had one room that was gold, one that was purple, and the family room had a large mural on the main wall.  My friends really liked the home.  When their agent called the listing agent she indicated that the owners would be ok with painting the gold and the purple rooms.  However, the mural was out of the question because their kids painted it.

Really?  How many families want to live with your kids mural in their family room?

Just because you still OWN the house doesn't mean it's your home.  If you want your home rented you need to allow people the chance to make it their home.
