New Construction & Home Inspection

My husband and I are purchasing a new home that should be ready at the end of June.  I have heard mixed comments about the necessity of a home inspection when working with new construction.  My gut feeling is that it can't hurt because there could be shoddy construction practices taking place.  However, I have heard people say that it is a waste of money.  I was curious what your opinions were about this.  Also, would you do it pre-settlement or would you do it sometime in the first year before the warranties expire?

A home inspector I've used reccomended you inspect it twice.  Once before the drywall goes up and then, again, after it's finished.  The times he's done it a lot of things are discovered on that first inspection.

It surely makes sense to do it before settlement. I was just at a condo and the builder did a somewhat sloppy job. The punch-list has 15 items on it for the builder/developer to take care of. The most major was the carpet and how it was incorrectly cut. Most of it minor, but for a single family home I would definitely recommend it. Make sure it is a very good inspector who does at least a 4 pt inspection. This way you have peace of mind.

I always recommend a home inspection.  I primarily use one person that is also a licensed contractor/builder.  So he knows what to look for also to see if builders are cutting corners.  Definitely do it before settlement so that you can negotiate upfront.  What will you do if the builder goes belly up?

I specialize in new home marketing and welcome a pre-sheetrock and final inspection by a home inspector for buyers....a builder should not mind and it definitely should be done and items completed prior to closing.....

I know I'm bringing an old blog back to life, but I personally had an inspection before settlement then another one about 11 months after moving into my home.  Fortunately nothing came up, but if it had I would have had time to get things reported before the one-year warranty expired.

That is why I recommend them and the builders I represent welcome them.....your peace of mind....if there is nothing wrong why wouldn't a builder recommend an inspection?

You need to read your agrrement with the builder and what they offer in writting regarding the warranty. Also the state has guildlines for builder warrenties.

If you elect to have an inspection in many cases the builder has to approve the inspection of the home.

If you have concerns, it should be addressed before closing, because in most cases the builders will not escrow funds at closing.
